FOR TENANTS
With Limehouse Property renting a property has never been easier, we are here to make your finding a new home as smooth as possible. We believe the 'moving experience' starts the moment you decide to relocate, this guide is designed to assist you in order to ‘get you on your way’.
VIEWING
If you would like to view a property from the selection presented on our site, please contact our office. Much time is spent showing properties, so if you find it necessary to cancel an appointment, we would appreciate as much notice as possible.
DEPOSIT
A deposit is always submitted by a tenant prior to the occupation of the property in order to reserve the property, as a gesture of intent and to have the property removed from the open market. However, this deposit remains the ‘property’ of the tenant throughout the tenancy. Although these Funds will not be reimbursed unless the landlord is satisfied with the check out report at the end of the tenancy. The deposit is held against dilapidation’s and would not be accepted as a rental payment, nor should it be used for any purpose other than as stated in the agreement.
REFERENCES
Once you find a property you like you will need to provide suitable references. 2-3 references (from each tenant on the lease) are required - either from your bank, previous Landlord, or Employer, etc. All references must be supplied at least 2 working days prior to the signing of the lease agreement.

PAYMENT OF RENT
Most rents are payable monthly in advance, unless specified. Method of payment of rent varies from one property to another (e.g.: Standing Order, Credit Transfer, Collection etc.)
SIGNING THE AGREEMENT
Letting Agreements will be signed only when all the necessary documentation is in order. The signing will take place either at the premises in question. Tenants should have all monies required at the signing and be completely clear on the details of the Letting Agreement. In the event that the tenants break the lease Agreement, they will, at the very least, forfeit their security deposit.
MOVE IN DATE
Typically lettings take 5 to 10 working days to complete from the date the booking deposit is placed. References must be obtained and validated and the letting agreement drawn up. By ensuring all the above details are in order you can help us speed up the process. Occupation of the property will only be obtained when all monies are paid and lease agreements signed.
UTILITIES
When a new tenant places a booking deposit for a property, we will assist him/her to change the supply in to their own name, if required. This must be done immediately for supply of services to be connected when moving in. Limehouse cannot be held responsible for any delay in connection of supply of any utilities (ESB, Gas or Phone, etc...).
